TC LEONARD LOFT CONVERSION PROCESS

The journey to your amazing new loft conversion or house extension starts with a free quotation, we will first arrange an appointment.

The initial appointment will be to firstly to have a discussion to see what you would like to achieve, then we will make sure that this is achievable within space and regulations.

We will also discuss aesthetics and budget too so we can make sure the project is achievable, we pride ourselves on making sure that we explain everything to you and give our expert help, advice and alternative ideas if needed.

Our aim is to help and guide you through the whole process making sure you know what is happening and when.

Once we have discussed the project we will prepare you a fully detailed quotation that will show a detailed breakdown of all work required, cost and timelines for the project.

This will include all architectural drawings and planning permission and building authority consent.

We will then discuss the quotation with you to make sure everything is fully understood and also make any changes thereafter if required.

Our aim is to make sure you fully understand the quotation and work provided before commencing.

If you are happy with our proposal and wish to move forward, the next stage will be to arrange for our surveyor to visit your property and take precise measurements so we can present you with the plans for the project for approval.

Once the plans are approved these will be sent to the local authorities, we will do this on your behalf. We will give you regular progress reports of the approvals. All liasons with building control, structural engineers, planning authorities and architests will be done by ourselves.

On full approval from the authorities we can then give you a start date to commence the project.

We will visit you again in the lead up to the project commencement and discuss where materials and skips can be placed etc.. as we want to make sure your new conversion doesn't affect your day to day life while work is commencing.

If scaffolding is required we will make sure this is erected prior to the start date so we can make sure that the project is ready to commence.

So your loft conversion start date is here, the first thing you will see is the majority of the materials will start to arrive. In most cases we will dismantle a small section of the roof to get the materials inside the premises. This will also be the access point and in turn minimises any disruption to your day to day living.

Now it will be time to start making the property structurally sound so your loft conversion is fully supported. This will entail structural beams of steel or timber being installed onto load bearing walls. New timber floor joists will be fitted, supported by the structural beams. Under floor insulation and sound barrier is fitted between the new joists.

The next stage will be awaiting a visit from a building control inspector who will check all the installed structural beams and floor joists are all to advised specifications and of course that they are correctly installed.

Plumbing will then be installed if you are also having an ensuite or converting your loft into a bathroom. Once complete the flooring will then be fitted.

Following on will be the installation of items like dormers, velux windows or any roof alterations that may be required. Insulation and electrical wiring will come shortly after. Please note building control will return at this point to check the window installation, insulation and any other amendments within this stage of the process.

At this point you will have seen things really come together, next on the agenda will be plasterboarding walls across all areas of the loft conversion.

Now all work is complete regarding the roof, flooring and walls it will now be time to start opening up the access ready for your new stairwell to be fitted.

Partitions are then erected and plaster boarded. We wait until this point to build stud partitioning and invite you to check you are happy with the positioning of the partition walls.

At this point this is where you will really start to see the difference, our team will now start plastering your new loft conversion and allowing this to dry.

All Electrical work will now be ready to be completed; for example - fitting switches, lights, sockets and smoke detectors. A certificate of installation to part P 17th edition will be completed.

Finally the plumbing will be installed i.e. new radiators and sanitary ware. All doors, skirting, architraves, handrails and spindles are fitted too.

Now it is time to make it look pretty with paintwork, carpets, tiling etc... this can be handled by ourselves if required. (This would be discussed at the initial appointment and quoted accordingly).

On completion we will make sure everything is tidied up to the standard before the conversion including inside and outside the property.

When we present the finished conversion to you we want to make sure that absolutely everything has been double checked, cleaned and you are 100 percent happy with the finished product. This will include a thorough clean of both the inside and outside of the property including gardens and driveways etc....

Before you start adding furniture etc.. the conversion will need a final visit from the building control inspector to asses the conversion and that they are happy with all work completed by ourselves.

A "Certification of Completion" will be issued and we highly advise to keep this document safe as this will need to be presented if you sell the house to prove the conversion has been done to current building regulations.
